Buying your first home doesn't have to be overwhelming. I'm here to guide you through every step, making the process simple, clear, and exciting.
Follow our proven roadmap to make your home buying journey smooth and successful
Start with a pre-approval to understand your budget and show sellers you're serious
Contact a lender to review your finances and get a pre-approval letter. This typically takes 1-3 days and helps you shop with confidence
Create a wish list of must-haves vs. nice-to-haves for your future home.
Consider location, size, amenities, and proximity to work/schools. This helps narrow your search and saves time.
Begin touring homes that match your criteria and budget.
Work with your agent to schedule viewings. Take notes and photos to help remember each property.
Found the one? Your agent will help you submit a competitive offer.
Your offer should include price, closing date, and any contingencies. Your agent will negotiate on your behalf.
Hire a professional inspector to check for any issues with the property.
This protects you from unexpected problems. Most issues can be negotiated with the seller.
Sign the final paperwork and get your keys!
Bring a cashier's check for closing costs, review all documents, and celebrate your new home!
Estimated monthly mortgage payment
The process of paying off a debt over time through regular payments. Part of each payment goes toward the loan principal and part goes toward interest.
Expenses over and above the price of the property in a real estate transaction, including attorney fees, title insurance, appraisal, and more.
The difference between how much your home is worth and how much you still owe on your mortgage. It's the portion of your home that you truly 'own.'
A mortgage loan insured by the Federal Housing Administration, designed to help first-time and low-to-moderate income buyers with lower down payment requirements.
Get answers to common questions about the home buying process
The home buying process typically takes 30–60 days once you’re under contract, but the full timeline can vary depending on your situation. If you’re starting from scratch, it may take anywhere from a few weeks to a few months to find the right home, get pre-approved, negotiate terms, complete inspections, and finalize financing.
Cash purchases can often close faster, while financed purchases may take a bit longer depending on the lender, appraisal, and inspection period. My goal is to guide you through each step, keep the process moving smoothly, and help make your home purchase as stress-free as possible.
The first step is simple—reach out to me! Before we start touring homes, I’ll help guide you through the beginning stages of the process, including connecting you with a trusted lender to begin pre-qualification or pre-approval. This helps determine your budget, estimated monthly payment, and strengthens your position when it’s time to make an offer.
Once we know your buying power, we’ll create a personalized home search, discuss your goals and must-haves, and start finding the right home with confidence. My role is to make the process feel clear, organized, and exciting from day one.
When buying a home, it’s important to budget for more than just the purchase price. In addition to your monthly mortgage payment, most buyers should plan for three main upfront costs: down payment, closing costs, and inspections.
Your down payment will vary depending on your loan type and goals—it can range from a low percentage for certain loan programs to more if you’d like to reduce your monthly payment.
You’ll also want to prepare for closing costs, which typically include lender fees, title fees, prepaid taxes and insurance, and other costs associated with finalizing your purchase.
Lastly, budget for home inspections, which are strongly recommended to help identify potential concerns before closing and give you peace of mind moving forward. Depending on the property, buyers may choose general inspections as well as specialty inspections if needed.
One of the first things I help my buyers do is connect with a trusted lender and review estimated costs upfront so there are no surprises and you can shop with confidence.
If you have a home to sell before purchasing your next one, reach out to me to schedule a listing appointment. During our meeting, we’ll discuss your goals, timing, review your home’s value, and create a strategy that works best for your move.
Buying and selling at the same time can feel overwhelming, but with the right planning it can be a smooth process. I help coordinate timelines, negotiate terms when needed, and work to align closing dates so your transition from one home to the next is as seamless as possible.
Whether you need to sell first, buy first, or do both simultaneously, I’ll help you understand your options and build a plan around your specific situation.
